'The Hunger Games' District 12 Village Is on Sale: Includes Over 73 Acres, a River, and an Airbnb Rental

The historic Henry River Mill Village, located in Hickory, N.C., is on sale for nearly $2 million

Fans of The Hunger Games can dig into the origins of the real-life District 12.

The historic Henry River Mill Village, located in Hickory, N.C., is the ___location of the film franchise’s District 12, home to the movies’ protagonists Katniss Everdeen (played by Jennifer Lawrence) and Peeta Mellark (Josh Hutcherson). Currently, the entire village is on sale.

The property includes over 70 acres split between two listings: the first features about 28 acres for $1.15 million, and the second is 43 acres for $800,000. The land includes a fully renovated Airbnb property for outdoor enthusiasts or fans of The Hunger Games who want to experience the post-apocalyptic world of Katniss and Peeta.

In reality, the village, which houses about 30 residential properties, is far from a forgotten town. Henry River Mill Village is surrounded by the Henry Fork River on three sides. It has access to an array of natural pathways around the river valley to the nearby Bakers Mountain Park, which features an 189-acre Chestnut Oak forest and approximately six miles of hiking trails. 

According to Henry River Mill Village LLC representatives, the village currently operates as a historical tourist attraction, generating over $50,000 a year. The Airbnb listing also pulls in revenue, generating over $20,000 annually.

Henry River Mill Village was a bustling neighborhood before becoming a film ___location for Hunger Games' downturned settlement and a nationally registered historical landmark as of 2019. 

In the early 1900s, according to its representatives, the land included a textile mill, a functioning post office, a general store, and a fire department. The denizens of the village who worked at the mill also utilized their own form of currency, coins known as doogaloos, in local shops, allowing the community to be self-sufficient in many ways.

In 1977, the mill's main building was believed to be struck by lightning, as the village's official website states, which may have led to the collapse of the town's limited financial success.

Hunger Games fans may get another chance to see Henry River Mill Village in all its big-screen glory as the latest installation of the film franchise was announced earlier this year.

As reported by PEOPLE, Suzanne Collins, author of The Hunger Games books, announced that the fifth installment, Sunrise on the Reaping, will hit bookstores on March 18. The movie adaptation will arrive in theaters in November 2026.

In a 2024 press release, Adam Fogelson, chair of the Lionsgate Motion Picture Group, called Collins a "master storyteller" and the production company's "creative north star," adding, "We couldn't be more fortunate than to be guided and trusted by a collaborator whose talent and imagination are so consistently brilliant."

The dystopian series is also receiving a stage adaptation. The Hunger Games: On Stage, adapted by Olivier Award-winning playwright Conor McPherson (Hangmen, The Pillowman) and directed by Matthew Dunster, will open at London's Troubadour Canary Wharf Theatre on Monday, Oct. 20.
